The property consists of approximately 23 acres adjacent to the Colorado Springs city limits. It is currently zoned county commercial zone CC - Commercial Community which allows for a wide range of commercial uses (see the El Paso County Land Use Codes document below.) It is one of the last large parcels in the vicinity available for immediate development either in the county, or may likely be developed in the city after annexation. All utilities are available from either the city (electric & natural gas) or the Stratmoor Water & Sanitation District (water & sewer.)
The property includes an income source from two billboard structure leases which provided approximately $23,800 income during 2023.
The property lies along Venetucci Blvd., also known as Highway 85/87. Venetucci Blvd. is now in the process of being realigned to run south to Academy Blvd. to the south of the subject property. The realigned road already runs along the Walmart commercial complex south to B Street. Realignment will be completed with the final completion of the roundabout at B Street which is partially constructed. There is also consideration for a new I-25 interchange at B Street at some future date, but no design for this interchange has been initiated by CDOT.
There is now a newly completed major apartment complex on the site's north side. With this new apartment complex and the property's location as the gateway to Fort Carson via B Street, being adjacent to the Colorado Springs World Arena, and large commercial centers to the north, and the Walmart commercial complex and the Pikes Peal State College to the south, the viability of this property for successful development is significant.
